Greece Golden Visa Requirements 2026: Full Checklist
Who can apply, what property qualifies, which family members are included, and what documents you need. This page covers the eligibility rules as they stand after the 2024 reforms.
Who Can Apply
The Greek Golden Visa is open to non-EU nationals. There is no nationality restriction — citizens of any country outside the EU and EEA can apply, provided they meet the investment and documentation requirements. You do not need to live in Greece before or after applying.

Confirm fund eligibility with your lawyer
The property must be purchased in your name (or through a qualifying legal entity). You cannot use a property that is already owned by a family member to qualify for a new application.
Which Family Members Are Included
The following family members can be included in the same application:
Spouse or registered partner
Must be legally recognised. Common-law partnerships may require additional documentation — confirm with your lawyer.
Children under 21
Both the applicant's and the spouse's children. The age limit is 21 at the time of application; renewal rules may differ.
Parents of both spouses
Both the applicant's parents and the spouse's parents can be included. Each adult applicant pays the government fee.
Family member rules are subject to change. Your lawyer will confirm the current requirements for your specific situation.
Documents You Will Need
The exact list depends on your nationality and family situation. The following are required for most applicants:
Valid passport (at least 12 months remaining validity recommended)
Proof of property purchase (notarised sale contract, title deed)
Proof of payment (bank transfer records showing the investment amount)
Greek tax number (AFM) — obtained before purchase
Greek bank account (required for the purchase transaction)
Health insurance valid in Greece
Clean criminal record certificate from your country of residence
Biometrics appointment at a Greek immigration office
Documents from outside Greece typically need to be apostilled and translated into Greek by a certified translator. Your lawyer will prepare the full checklist for your nationality.
Minimum Stay Requirement
There is no minimum stay requirement for the Greek Golden Visa. You are not required to live in Greece to obtain or renew the permit. You must hold the qualifying investment throughout the permit period.
Renewal
The permit is valid for five years and is renewable for as long as you hold the qualifying investment. The renewal process requires proof that you still own the property and that it still meets the qualifying threshold in force at the time of renewal.
