€250,000 Greek Golden Visa: Conversion Properties
The €250,000 threshold applies to a specific category of property: commercial buildings converted to residential use, and listed buildings undergoing restoration. This page explains what qualifies, what the restrictions are, and why inventory is limited.
What Qualifies at €250,000
Two types of property qualify at the €250,000 threshold:
Commercial-to-residential conversion
A commercial building (office, warehouse, hotel) that is being converted to residential use. The conversion must be completed as part of the purchase, or the property must already have been converted. The building must not have been used as a residence before the conversion.
Listed building restoration
A building that is listed as a monument or heritage property and is being restored. The restoration work must be completed within a specified period after purchase. Your lawyer will confirm the current rules for the specific property.
Important Restrictions
Limited inventory
Qualifying conversion and restoration projects are far fewer in number than standard residential properties. You cannot simply choose any property at €250,000 — it must meet the specific criteria above.
Single property rule
The investment must be in a single qualifying property. You cannot combine two or more smaller properties to reach the €250,000 threshold.
Completion risk
If you are buying a property that is still being converted or restored, there is a risk that the work is not completed on time or to the required standard. Independent legal and technical due diligence is essential.
Location
The €250,000 tier is not restricted to specific zones in the way the €400,000 and €800,000 tiers are. However, qualifying projects are concentrated in certain areas. We will tell you where current inventory exists.
How It Compares to the Other Tiers
€250,000 conversion / restoration
Lower investment threshold
Limited inventory, higher complexity, renovation risk
€400,000 (rest of Greece)
Wider choice of properties, simpler purchase
Higher investment amount
€800,000 (premium zones)
Athens, Mykonos, Santorini — strong rental demand
Highest investment amount
The €250,000 route is not necessarily cheaper in total. Conversion and restoration projects often carry higher additional costs (renovation, compliance, legal complexity) than a straightforward resale purchase. Always compare the total cost, not just the investment threshold.
